Garden Village is a premium cottage community in Kriukivshchyna, just 15 minutes from Kyiv: barn house-style duplexes and townhouses near a park with a lake, featuring private yards, terraces, covered parking, and floor areas starting at 112 m². The developer has been expanding the location since 2023 and has already launched the fifth construction phase - each one selling successfully through the website. What was needed was not just an attractive page but a lead generation platform scalable to every new phase: with CRM, telephony, and Google Docs integrations, end-to-end analytics, and page speed that retains mobile ad traffic.
Task
Deliver a turnkey WordPress website for Garden Village cottage community: design, UX/UI, development, and optimization. Build a hero section with a construction phase slider and readiness percentages, an advantages section with custom iconography, detailed duplex floor plans with per-floor tab navigation and room-by-room area breakdown, a location section with Kriukivshchyna infrastructure, and purchase terms with installment options. Integrate with the developer's CRM, telephony, Google Docs for lead processing, and Google Analytics with dataLayer event dispatching for conversion tracking. Optimize page load speed and deliver responsive layouts.
What was done
  • Designed and built the website on WordPress with a custom architecture scalable to each new construction phase: the template allows launching a site for the next community with minimal changes.
  • Built a hero section with a full-screen visualization slider, the subtitle "A home with your own yard at the price of an apartment," and two CTAs: "Find out the price" and "Floor plans." A side panel displays all construction phases with circular readiness indicators (45%, 70%, 100%) and addresses for instant understanding of the developer's scale.
  • Created an "About the project" section targeting families and a key advantages block in a 4-column layout with custom icons: Space, Territory, Convenience, Energy Efficiency, plus a second tier: Design, Location, Materials, Developer.
  • Built a visualization gallery with a carousel and a running text ticker "CAPITAL NEARBY • SCHOOL NEARBY" to reinforce the proximity-to-infrastructure message.
  • Implemented detailed floor plan pages with per-floor tab navigation (First floor / Second floor): an architectural blueprint with numbered rooms, a room-by-room area table (kitchen-living room, bedrooms, bathrooms, walk-in closet, terrace, hallway, entrance), total area, and plot size. Feature badges (Terrace, Walk-in closet, Covered parking) and a "Schedule a viewing" CTA.
  • Created a purchase terms section with prices in UAH and USD equivalent, an installment program description of up to 18 months with a 30% minimum down payment, and integration with the government "eOselya" housing program.
  • Built a location section "The ideal setting for your home" with Kriukivshchyna infrastructure details: a park with a lake 10 minutes on foot, schools, shops, medical facilities. A block of 4 location advantages with custom icons.
  • Integrated with the developer's CRM: every inquiry from any form on the site automatically reaches the manager with source attribution, page, and the specific floor plan the visitor was viewing.
  • Connected telephony with dynamic number insertion to track calls from different advertising channels and log them in the CRM.
  • Integrated Google Docs: inquiries are duplicated to shared spreadsheets for real-time oversight by managers and leadership.
  • Configured Google Analytics with dataLayer event dispatching: form opens, inquiry submissions, floor plan views, phone clicks - for building conversion funnels and optimizing ad campaigns.
  • Optimized page load speed: image lazy loading, CSS/JS minification, server-side caching, render optimization to reduce bounce rates from mobile ad traffic.
  • Implemented a floating contact button with a phone icon for instant mobile calls and a news section to support SEO and communicate construction progress.
  • Delivered responsive layouts with a dedicated mobile approach: burger menu, vertical floor plan stacking, and touch-optimized CTAs.
Result
With digital agency Adcore, Garden Village gained a website that became the primary sales channel for five cottage community phases. After the first site launched, the number of qualified inquiries quadrupled compared to the period when the developer operated without a web presence, and cost per lead was cut in half. The formula proved so effective that every subsequent phase - Ozerne 2, Ozerne 3, Sofia - launched on the same platform. End-to-end analytics from dataLayer events through to CRM give the developer full visibility: which ad channel brought the buyer, which floor plan caught their attention, and whether they called before visiting.
